    how to handle tenants with unauthorized pets and tenants in AB?

      Hi Anna,

      If your lease states no pets you can notify them about the breach of the lease and give them a timeline (recommend a very short time line) to remove the pet along with the consequences. Guests can be trickier, again your lease should have some section about guests and follow a similar process.

    a) Is there a way to search for evicted tenants in AB? b) If a claim is made against a tenant in RTDRS, does that become a matter of public record that can be searched by future landlords?

      If there’s a judgement against a tenant it will appear on their credit history and there are a couple services that can pull that up for you. One of the ones we recommend is Singlekey. Additionally you can pay for a search at the courthouse for a persons name to see if they have had any court cases. Granted this can be hit and miss unless you use the exact same name and can verify it’s the same individual.
