Thank You For Grabbing My Basic Eviction Guide

If you’ve had time to read through it already you should have a good understanding of the 3 main reasons tenants get evicted.

The challenge now is how do I actually evict them?

Whether they aren’t leaving, they aren’t paying or they are causing damage to your property the actual eviction process is very similar and in most cases it involves using the Residential Tenancy Dispute Resolution Service (or the RTDRS for short) to evict them.

RTDRS?

The RTDRS is a simplified hearing system implemented to help make the eviction process more streamlined for landlords and tenants.

Rather than going through the formalities of doing a court application with very specific rules and processes the RTDRS reduces the process down to a much simpler process where you file an eviction application, get a hearing if the information warrants it and then meet with a hearing officer who makes a ruling.

Granted I’ve simplified it even more in this description, but compared to actual court it’s definitely a breeze.

However, the first time you go through the RTDRS is can be quite confusing. You’ll need to

  • provide specific documentation,
  • you’ll need to fill out Affidavits of Service,
  • you need to understand the process of serving your tenant
  • and more.

I remember the first time I went through this almost 10 years ago and my head was absolutely spinning by the time I was done. I was worried I did something wrong, that I filled out the wrong paperwork and that ultimately my tenant wouldn’t get evicted!!

By the time I’d gone through the process another half dozen times though the initial stress and headaches had dissolved, but I never forgot how hard that first eviction was for me.

Making Your Eviction Easier

Which is why I though to myself, what would have helped me make that first eviction easier?

The answer? A Step by Step Guide that explained all of the steps to me, made me aware of potential mistakes I may make and helped me understand exactly how the entire application, hearing and eviction process worked using the RTDRS.

The problem? It didn’t exist yet! All that was available was the confusing wording of the RTDRS website and the blank stares of the staff when I asked what I thought were good questions.

The Solution? since I wasn’t getting help anywhere else, I realized I needed to build it myself!
